Our selections with Rite Rug

So when we went to Rite Rug, we had an idea of what we would like.

Or rather, I should say *I* did... I spent a lot of time going to the Florence model at The Farm and trying to figure out what type of selections we would like...
Full tile surround in the secondary baths, upgraded master bath tile, etc.

Looking at cabinets, and granite (which was an included feature for the kitchen) and outside color choices...
Amber, our sales rep, was so very welcoming, and was always happy to let me look and decide.

So some of the things I knew before, or had a good idea. Also, I looked at lots of blogs, and finished pictures to see how things looked all together, since when you choose you see it piecemeal.

Here is a list of the colors we chose, and the pictures following. Enjoy!! I can't wait to see it up, in our house!  
But if you are building, or thinking of building, maybe this will help you on your decisions too... Oh, and Rite Rug doesn't handle the granite or cabinet choices, but they have them there so you can get a cohesive look!

We worked with Deb, down in Charlotte, and she was very helpful in coordination choices and making sure our house wouldn't look like a hodgepodge. We were complemented on our choices, which are different from what lots of other people are doing. We like a classic style, coordination and contrast whereas some people like to blend.

I'm excited!! Since this is the stuff you see everyday.

Flooring
The whole main floor, with the exception of the laundry room, is going to be hardwood.
This was at the Vermillion model, and I believe it is the Saddle.
It's Bruce, Dundee 3 1/4", Color is Saddle. (and the banister for the stairs will match).

So this is a real picture of the flooring color, but these boards are skinnier. This also pictures our carpet; Courtyard Manor 700, color of Apple Butter.
Carpet will be upper level, and basement (where we also upgraded the padding.)

It was a good value to upgrade carpet, padding and floors now. It was similar pricing (if not cheaper) to have Ryan do it, and gets done right away, how we want it. And it will be lasting for years.

This is going to be our laundry room tile. Normally it is an upgrade to tile from the laminate, but for us it was included!

Bathrooms
The powder room on the main floor has the hardwood and no tile, so that's easy. Also, it's a pedestal sink.

For all bathrooms you can upgrade your counter to granite, or quartz or whatnot. But for the look we like it made sense to stay with the white cultured marble.

The 2 secondary baths are full tile shower surround, and tile floors. We didn't upgrade the cabinets in these, so they are the included Fairfield Square Maple Spice by Timberlake. (If you upgrade the cabinets, its only the veneer, or the door to hardwood, and size of drawers. So this was a huge waste of money for us, especially for bathrooms.)

The floor tile is called Sierra and the grout is Fawn. They actually have a bit more dept than the picture shows, but I didn't want white on the walls and the floor, which was the only other option without going way up in price upgrade. For the walls in the shower, they are 6x6 tile, with a white accent strip. Sorry, I forgot to get pictures of that.


Master Bath
For the Master, I am SO excited!! We got the included bathroom upgrade, with double bowl vanity, and negotiated for the upgraded cabinet. And I hope what we chose is classic and almost spa like. (Though Deb complemented our choices, so I guess we did OK!)
This shows good color of cabinet and transition to carpet, same Apple Butter.
The cabinet is the Wyoming Spice Cherry Bordeaux. (We almost got these in the kitchen, but did something else. Aaand this is no longer an option to choose, so don't get attached.)

The floor tile is the darker of the two, and we chose a different accent listello.

So colors are Stratford Place Dorian grey 10x14 wall, and floor 12x12, grout is Quartz.

The listello is the multicolored SA50 random 4 rows.
(doesn't tell you much, but gives you something to go on if you are looking at this blog looking for colors!)

I think all of these with the white marble counter tops will look great! What do you think?



Ok Ya'll! Hope this helps in any decision making being done by those building and looking at my blog.

And for family and friends, at least you get some idea too!!


So what IS the Florence

Well, it starts at 2,535 sq ft, which includes...
3 Bedrooms, with a loft
2 1/2 bath (our will be a 31/2 bath)
2 car garage
aaaaaaaand.... a basement!

With the added morning room, and resulting storage room below, it increases the sq ft by another 300. Plus, we will have a deck off the morning room of 19x10. Totaling 3,019... and JD just added, it's 81% bigger than house we are renting now!!

Lots and lots of living space for us, and room to grow.
Ours will be the reverse floor plan, but I couldn't find a good picture, so visualize :)
We added the morning room and the gourmet island, an easy choice! We didn't add any windows or fireplace. We just didn't see the value in the cost of having them installed.
As an included feature, we got the alternate upgraded master bath full tile surround, with a double bowl vanity sink. (We also negotiated for an upgraded cabinet selection, ooh yeah!) But we didn't add windows or anything, again cost vs value.
Something that WAS good value, was the basement!! The "finished" option was included (huge deal) and we love the extra storage we will have that's NOT in the garage.
We also decided to do a full bath in the basement. If you only do the powder room, they just wall in the unused space and you loose it.

One thing JD will be doing at some point, is building in the optional under the stairs closet. The cost for Ryan to do this was silly, and it's something he can do easily. :)

Oh and the exit from the basement isn't welled, its just the door out into the backyard but it will be covered by the great deck above!!

Now... on to our selections on the inside!!!

What you see from the outside

So I thought I would post about what our place is going to look like, from the outside. Here are a few pictures of other Ryan homes (from The Farm) for reference.

So far there isn't one like ours either in The Farm or Villages of Denver, which I love!!!

So this is a FLORENCE, Elevation K, Cottage Lite.

This is what ours will look like!! but with different colors, and ours will have brick at the bottom (only a touch. This is also the reversed floor plan (driveway on the left) which is what we will have.)

We were going to extend the porch to a full porch but it was expensive to do, a few thousand dollars, and it wouldn't be very wide so not very use-able for us. So instead, we have thought about adding a pergola extension later for a bit of shade since we wont have trees near the house.

So what colors are we getting you may ask??
The reverse of these!  Ok so this isn't a Florence model, but, imagine the lighter color (Sandy Tan) only on the vertical shake siding and by the front door, and the darker (Irish Thistle) on the rest, keep the white trim, add a little brick on the bottom, and now put that on the Florence picture above.

And this is what all of the colors look like together. I wish they offered a darker color selection (and they do in other communities) but I do like these, and they aren't all tan tan tan like I see on lots of other homes.
Kind of funny, when I do see the few homes with this color it does catch my eye :)

So here it is put together! Color option UEL, Irish Thistle main color with Sandy Tan accent and white trim. (you could choose almond too, but I like the crispness of white). Oh! and the  front door color is "fiery brown".

The brick color is Congaree, which is no longer available.
Actually there was a mix-up, and we had to fight hard to keep this brick because we really didn't like any of the other options.
(We chose our colors right on the verge of selections change and were told we wouldn't have an issue. But were later told they couldn't get this brick any more and had to choose another. Our SR, Amber, fought hard for us and they found more brick!! Otherwise we were pushing for stone instead, or no brick and drop the house price. Thankfully, we get the brick we wanted.

And what does this all get built on you may ask?? This piece of land, our future home.

(Oh, and those trees to the right cant be touched! So that will be one of the views from the deck.)

Long over due update...

Why Hello! Yes, I know this post is long over due, and I will be adding all sorts of pictures and info on our choices in the next few days... Because its really happening!!!

The ground is broken, the footings have been poured, there is some piping done, and next is to finish pouring the foundation. Oh! And start the framing!! The lumber is there and I know the guys must be itching to start.

However, we have had the rainiest season in a very very long time... Rivers are at their highest levels EVER, roads are washing out, sink holes, major flooding...
Which of course does not help our builders.

They are continuing to do work as they can though!

Stephen Nantz, our PM, has been amazing! I sent him an email about some concerns, and he responded quickly and is absolutely understanding.... He can't predict nor control the weather, and neither can we.
So he has allayed our concerns about wet wood, protecting us against mold growth, etc.

I'm very happy with how they are "handling" us. Hehehe

The guys at the job site have been so friendly, and welcoming to us to look around, and explore the building process, etc.
So... so far so good!

Now if  the now 7inches of rainfall, over our average, could slack off for awhile that would be great. :)
