So what IS the Florence

Well, it starts at 2,535 sq ft, which includes...

3 Bedrooms, with a loft

2 1/2 bath (our will be a 31/2 bath)

2 car garage

aaaaaaaand.... a basement!

With the added morning room, and resulting storage room below, it increases the sq ft by another 300. Plus, we will have a deck off the morning room of 19x10. Totaling 3,019... and JD just added, it's 81% bigger than house we are renting now!!

Lots and lots of living space for us, and room to grow.

Ours will be the reverse floor plan, but I couldn't find a good picture, so visualize :)

We added the morning room and the gourmet island, an easy choice! We didn't add any windows or fireplace. We just didn't see the value in the cost of having them installed.

As an included feature, we got the alternate upgraded master bath full tile surround, with a double bowl vanity sink. (We also negotiated for an upgraded cabinet selection, ooh yeah!) But we didn't add windows or anything, again cost vs value.

Something that WAS good value, was the basement!! The "finished" option was included (huge deal) and we love the extra storage we will have that's NOT in the garage.

We also decided to do a full bath in the basement. If you only do the powder room, they just wall in the unused space and you loose it.

One thing JD will be doing at some point, is building in the optional under the stairs closet. The cost for Ryan to do this was silly, and it's something he can do easily. :)

Oh and the exit from the basement isn't welled, its just the door out into the backyard but it will be covered by the great deck above!!
